Home lending with local support

Mirastar brings personal guidance, California market knowledge, and long-term support to the process. We work with your situation, not around it. That’s what a member-focused lender does.

House

California real estate knowledge

We know California’s real estate market because we live in it. When you ask about down payments, what’s realistic in your neighborhood, or how to make it work on your budget, we can actually help. That’s what local knowledge means.

Speech Bubbles

Personal mortgage support

You’ll talk through your goals, budget, timeline, and what comes next with someone who actually listens. We understand what matters most to your family and we’ll help you find options that fit your life.

Hand with Heart

Servicing for life

We service your loan for the life of your loan. Many mortgage lenders will sell your loan to another loan provider, and with that comes changes to your point of contact, how you pay for your loan, having to create another login. If you open a loan with us, you’ll work with us for the life of your loan.

Find the mortgage option that fits your plans.

Mirastar offers fixed-rate, adjustable-rate, conforming, and jumbo mortgages for first-time buyers and experienced homeowners. Once you know the basics, we can help you sort through the options and choose a path that feels right.

Lock

Fixed-rate mortgage

Your interest rate and monthly principal and interest payment stay the same for the full loan term. This can be a good fit when you want predictable payments and plan to stay in your home for several years.

Arrows

Adjustable-rate mortgage

An adjustable-rate mortgage starts with a fixed rate for the first 3, 5, 7, or 10 years, depending on the loan. After that period, the rate adjusts periodically. The lower initial rate may help increase your buying power or reduce your early monthly payments.

Jumbo mortgage

Jumbo mortgages can support larger purchases in higher-cost neighborhoods. Qualified buyers may be able to borrow up to $3 million.

Know what’s actually possible with a pre-approval

A strong pre-approval gives you a clear starting point.

Start with more than a basic pre-qualification

Pre-qualification and pre-approval are not the same. Pre-qualification provides an estimate of what you might be able to borrow, based on information you provide about your finances, as well as a credit check. Pre-approval is as close as you can get to confirming your creditworthiness without having a purchase contract in place.

Here’s how a pre-approval works: You’ll sit down with us and walk through your income, employment history, assets, and any debts. We review those details carefully so we can understand your financial picture. Then you’ll get a pre-approval letter showing exactly what you’re approved to borrow and your rate range. Then you can confidently shop with an approved budget.

Getting pre-approved is a smart step to take when you are ready to put in an offer on a home. It shows sellers that you’re a serious homebuyer and that you can secure a mortgage – which makes it more likely that you’ll complete your purchase of the home. This is especially important in the California home buying market, where home owners favor offers from purchasers they are certain can get approved for the loan amount on offer.

Homebuying FAQ

Buying a home comes with a lot of questions. Start here for clear answers about pre-approval, payments, credit, closing, and what to expect along the way.

Apply to become a member, if you aren’t already. Then submit an application to begin the pre-approval process so we can asses how much you may be eligible to borrow, based on your stated income, credit score and assets. Once you provide the necessary documents to verify your income and assets, you will receive a pre-approval letter.

When you’re ready to apply, you’ll need to share information about your income, assets, debts, and credit history. The information requested may include:

  • Government-issued ID
  • Social Security Number
  • Your two most recent pay stubs
  • Your two most recent W-2s
  • Your two most recent bank statements
  • Recent 1099s if you’re self-employed
  • Profit-and-loss statements if you’re self-employed
  • Recent tax returns or other income documents, if needed

We’ll begin by looking at your current rate, monthly payment, remaining balance, and loan term. From there, we can help you compare available refinance options, possible payments, closing costs, and whether a new loan could support your goals.

We’ll let you know exactly what applies to your situation and how to upload everything securely. Once your application and documents are in, we’ll review the details, keep you updated, and guide you through the remaining steps toward closing.
